  • From 1971 to 2014 prices in Denver grew an average of 6% per year. From 2014 - 2022 average prices in Denver Real Estate increased 7.4% annually. The past two years have seen prices remain consistent. There is no expectation that costs are going to come down and most experts feel that when rates come down the pent up demand from people not making real estate moves is going to drive prices up. If you are ready to buy a home now is the time as there is more inventory on the market then in the past 10 years. Get the house you need now and when rates come down you can lock in a better rate.
  • Of course. You are spending a lot of money and if multiple bids increase your comfort level then you should ask for a couple. Putting a bid together is a time intensive process and so I always advise that you don’t get more than three. One problem with construction bids is that there isn’t a consistent price strategy. You can get three bids for one job and get three different costs presented in three different ways. In the end I would ask myself who do I want to call on Saturday morning because I have a construction related problem? Who do I want to see day in and day out while the project is going on? Who is going to communicate with me about the need for a change order?
  • Tomorrow. Just kidding. There are a lot of moving parts in construction and depending on the size of your project you might need to get Architects, Engineers and City permits. I try to keep good tabs on where my clients' projects are in terms of getting started and I am usually able to get going on things in a reasonable amount of time.
  • Depends. But I run a tight business with low overhead costs and I team with other local small businesses that also have low overhead costs and so I generally come in with competitive pricing.
